Property Description

This grand, detached holiday home is a former gentlemans residence and is located in Primrose Valley village, near the seaside town of Filey. It retains many original features including parquet flooring, stained glass windows, high ceilings with cornice work and spacious rooms to lose yourself in. There is also a traditional Pub within the property while the lawned and landscaped gardens are complemented with a hot tub and seating area with a barbeque.

Wander through the quiet estate to the stunning 5-mile stretch of almost deserted beach for a family day to remember. Primrose Valley is home to an 18-hole golf course and boasts a contemporary pub serving delicious English cuisine within a short stroll of the front door.

Living Areas
The property features two large lounge areas for sitting back and relaxing while watching TV. All TVs are fitted with Freeview, whilst one of the lounges has a full Sky package, so there is no need to ever miss sporting events, movies or the latest TV again. There are also iPod docks in many of the rooms, with free WiFi throughout.

Dining Room
Getting away with the whole family provides a great opportunity to have a good natter over some amazing food. The dining room has two large tables to cater for the whole family with the kitchen opening up into the dining room.

The kitchen is fully equipped with a multi-fuel range, American style fridge freezer, washer, dryer, microwave and dishwasher. Cutlery, crockery, pans and utensils are all supplied in the kitchen for that home cooked meal!

Spend an evening in your very own traditional English Pub where, you can even pull your own pint! The pub boasts Sky TV, pool table, dart board, Karaoke machine, music docking stations as well as numerous board games to keep all the family entertained! The Pub is accessed via the kitchen, located in a one story building so, no one will be disturbed if you turn the music up and 'belt' out a tune or two! However, please note, the property is situated in a residential area and therefore, we do ask that noise is kept to an acceptable level after 11pm.

Garden inc Hot Tub & BBQ
Kick back and relax in the hot tub, which is one of the great features of the private gardens. Soak up the bubbles with plenty of space for everyone either in or outside of the tub! There is a brick built barbeque for the summer nights and also a play area to keep the younger guests occupied while the adults enjoy the bar and tub. The large lawned areas are fantastically maintained with so much space for kids to run around in!

The bright and airy conservatory leads off one of the living rooms and is an ideal place to relax and look out over the landscaped gardens meaning you can always keep an eye on the kids while they play in the spacious gardens or on the brand new playground.

Bedrooms and Bathrooms
Ground Floor
There is one double bedroom on the ground floor with a wet room bathroom opposite. There are no steps to this bedroom or bathroom and would be suitable for disabled guests.

First Floor
The first floor comprises of two double bedrooms and one triple room. All the rooms are bright and airy with plenty of space. One double contains a 5ft sleigh bed with en-suite bathroom which showcases a roll top bath, basin and toilet. The second has a double bed and the third has three single beds. There is a shower with a toilet and a separate, single toilet on this floor.

Second Floor
The second floor has one double room, one triple room (three single beds) and one twin room. There are also two shower rooms with toilets on this floor.

There is ample parking outside with a cycle store. A welcome pack awaits you on arrival.

Up to 2 dogs are welcome but we ask that they remain on the ground floor at all times, and are not left in the property unattended. All pets must be flead 7 days prior to arrival. Charges are 50.00(GBP) per dog.

Things to do...
Guests of this property are more than welcome to use the majority of the facilities on the Haven park at Primrose Valley Park - a holiday park big on excitement!

Food & Drink...
On site you will find all the essential amenities including a Starbucks coffee shop, Spar Supermarket and numerous eateries including a pizza shop, fish & chip takeaway and dine in restaurant, as well as a burger restaurant and the Mash & Barrel Pub which serve delicious carveries.

Around the boating lake there is plenty to do, none of which require the Haven activity passes. There is plenty to entertain kids and big kids alike including tennis courts, archery facilities, a swimming pool with slide, crazy golf, rope course and a climbing wall just to mention a few! There is also a fun fair!

Just a short drive down the road is The Bay, Filey. The Bay is home to a leisure centre boasting a gym, sauna and swimming pool. On site you will also find a putting green, tennis court and the John Paul Jones pub which serves great food - we recommend the gourmet burgers!

Do not forget your bucket and spade, as you are never too far from the beach! The popular beach resort of Filey is only about a mile away, while the bigger resort and town of Scarborough is a short drive away. If you prefer the quieter beaches, you may want to give Cayton Bay beach a try.
